How Ontario closing costs add up

Closing costs are what you need on top of your down payment. The big ones are land transfer tax (reused from our LTT calculator), and for buyers with under 20% down, the 8% Ontario PST on the CMHC premium, which must be paid in cash at closing (the premium itself is added to the mortgage). CMHC premiums for 2026: 4.00% (5–9.99% down), 3.10% (10–14.99%), 2.80% (15–19.99%), +0.20% for amortizations over 25 years (4.50% for 90.01–95% LTV with a non-traditional down payment). Insured mortgages are only available on homes under $1.5M. Minimum down payment: 5% of the first $500k, 10% of the rest up to $1.5M, 20% at $1.5M+. Foreign buyers also pay NRST (25%, plus 10% Toronto MNRST).

Is the CMHC premium paid at closing?

No — the premium is usually added to your mortgage, but the 8% Ontario PST on it must be paid on closing.

Can I get a 30-year insured mortgage?

Insured 30-year amortizations are available to first-time buyers and buyers of newly built homes (+0.20% premium).

What are adjustments?

Your share of prepaid property tax, condo fees or utilities the seller already paid past closing day.

Is HST included?
